Development land

Development land carries a proposed outcome as well as an existing parcel. The articles in this section separate the seller’s ownership from the planning position, access arrangements and physical capacity required for a particular building programme. Gross area alone says little about the usable development footprint.

Berlin, Greece, Italy, Portugal and Switzerland provide different documentary settings for that distinction. A cadastral description, registered road right, public-law restriction or planning response answers its own part of the problem. Subdivision, connections and site conditions may introduce further dependencies. The land category is therefore organised around the gap between what is already evidenced and what a future project still assumes.
