Commercial property

Commercial premises are shaped by the activity they must accommodate. The Porto and Rio guides contrast an owner-occupied workplace with an income investment, then distinguish shopfronts, condominium offices and independent buildings. Deliveries, ventilation, customer access and operating hours can make superficially similar spaces very different assets.

Occupation is another dividing line: an empty unit offers a different starting point from property carrying a tenant or other contractual arrangements. Some advertised business opportunities concern a business or lease position rather than registered real estate. This section therefore follows the relationship between premises, permitted function and occupation, instead of presenting floor area or headline rent as a sufficient investment description.
