Penthouses

Penthouses combine ordinary building ownership with unusually exposed private and shared spaces. The Toronto, Dubai and South African articles examine the difference between a top-floor interior, a roof, a terrace and an exclusive-use arrangement. The marketing name alone does not determine which of those elements changes hands.
Wind, glare, drainage, waterproofing and rooftop equipment can materially alter the usefulness of outdoor space. Access, lift arrangements and the building’s capacity to fund maintenance also influence a high-floor premium. These guides make the category legible through the relationship between an exceptional position and an operating building, rather than assuming that every uppermost apartment offers the same rights or daily experience.
